What is property management in Lara and Kundu like?

Lara and Kundu form Antalya's eastern coastal strip, and management here is shaped by foreign ownership, seasonal use and a high level of shared amenities. Lara is largely part of the Muratpaşa district and has upscale residences and sites. Kundu belongs to the Aksu district and is known for its hotel zone, with residence projects built nearby. Both are close to the airport, which makes them convenient for owners who travel frequently.

Many apartments here belong to owners who live abroad or stay for part of the year. Some are let to holiday guests. This profile makes the quality of communication, financial transparency and handling of absentee owners just as important as the technical upkeep of the site.

What do sites in Lara and Kundu typically need?

  • Multilingual management. Notices, reports and calls should work in English and Russian as well as Turkish, so no owner is excluded for language reasons.
  • Remote payment and visibility. Owners abroad need to see their dues, the building's expenses and any debt without calling anyone.
  • Premium amenities. Pools, saunas, gyms, landscaped grounds, concierge or security desks and several lifts add up to a demanding maintenance schedule.
  • Seasonal occupancy. Occupancy swings between near-empty and full, and security, cleaning and technical checks need to follow the calendar.
  • Rules for short-term rentals. Guests coming and going change how entrances, lifts and pools are used and who is responsible for behaviour.

How does remote ownership work in practice?

Owning in Lara or Kundu from abroad does not have to mean being out of the loop. Our digital platform, protected with 256-bit SSL and compliant with the Turkish data-protection law (KVKK, No. 6698), shows owners their aidat status, the building's income and expenses, and announcements. An owner who cannot travel for the annual assembly can be represented by a proxy.

For a first orientation on how dues, budgets and the assembly work in Turkey, read our aidat guide for foreign owners.

What are the rules for short-term and holiday rentals?

Short-term rental of homes in Turkey is governed by Law No. 7464 (2023). It requires a permit from the Ministry of Culture and Tourism, and in buildings under the Turkish Condominium Law (Kat Mülkiyeti Kanunu, No. 634) it also requires the unanimous consent of the owners. Because we cannot decide eligibility on your behalf, we recommend checking the permit position and the building's management plan before you advertise a flat.

From a management side, we can help a site agree house rules for guests, such as quiet hours, pool use and key handling, so that rental activity and permanent residents coexist.

How do we get started?

  1. Free on-site visit. We review the site, its amenities, staffing and current books.
  2. Management plan and offer. We prepare a written plan including languages, reporting and amenity upkeep, with an offer.
  3. Owners' assembly decision. The kat malikleri kurulu (owners' assembly) decides on the appointment.
  4. Handover. We receive records, contracts and keys and agree the transition with current staff.
  5. Digital platform and monthly reporting. Owners follow finances online and receive monthly reports.

Central Muratpaşa, which includes part of Lara's coastal neighbourhoods, is covered on our Muratpaşa page. If you want to compare costs, our guide to property management fees may help, and you can contact us through the contact page.

Frequently Asked Questions

Do you manage residences and sites in Lara and Kundu?

Yes. Juniper Yönetim provides management for residential sites and residence projects in Lara and Kundu, including multilingual communication, aidat collection from absentee owners, premium-amenity upkeep and monthly reporting.

Can I pay aidat from abroad?

Yes. Our digital platform lets owners view their aidat (monthly building dues) and debt status 24/7, so you can follow your account from any country. Payment options are agreed in the management plan for each site.

Is holiday letting allowed in my Lara or Kundu apartment?

Short-term rental of homes is regulated by Law No. 7464 and requires a permit from the Ministry of Culture and Tourism. In buildings under the Turkish Condominium Law, the unanimous consent of the owners is also required. Check both points before you start letting.

Which language will you use with me?

We serve owners and residents in Turkish, English and Russian. Announcements, reports and day-to-day questions can be handled in the language you prefer.

How does a site with premium amenities differ in management?

Pools, gyms, landscaped gardens, concierge or security desks and lifts all need scheduled maintenance, trained staff and a budget that matches the level of service owners expect. A plan that spells these out avoids disputes later.
